Two kinds of tap sit in Queensland kitchens and bathrooms, and each fails in its own way. Our tap and toilet plumbing work covers the full range, from a single stubborn mixer to a whole bathroom of ageing fixtures.

How Tap Type Decides the Repair

A washer tap seals with a rubber washer pressed against a brass valve seat, while a mixer closes on a ceramic disc cartridge instead. The repair follows from that difference.

A washer tap has separate hot and cold handles, and each one takes several turns to open or shut. Turning the handle winds a spindle down, and the washer does the sealing at the bottom.

The jumper valve is the carrier for that washer: a small part at the foot of the spindle that drops onto the seat and stops the flow. Wear shows up on the washer, the seat, or both at once.

A mixer runs hot and cold through one lever, usually with a quarter turn. Two polished ceramic discs inside the cartridge meet to close the water, and when they wear, the whole cartridge comes out and a new one goes in. The replacement has to be the right model for your tap, because sizes and fittings vary between makes.

Still Dripping After You Turn It Off

A drip from the spout with the tap fully closed means the sealing part has worn through: the washer or its seat on a washer tap, the cartridge on a mixer. Where the water shows up tells you which part to blame.

  1. Drip from the spout

the washer, the valve seat or the cartridge has failed, and the tap never quite seals.

  2. Water around the handle

an O-ring or spindle seal has worn, and it leaks while the tap runs.

  3. Wet base or damp under the bench

base O-rings, a connection that has come loose, or a body cracked through corrosion.

Some fixtures have an isolation valve under the bench or behind the wall, which makes the job quick. Where no isolation valve exists, the supply shuts off at the meter, turned clockwise, after checking that nothing like the hot water system depends on that line.

A slow drip also wastes water by the thousands of litres over a year, and Unitywater's concealed leak adjustment does not cover water lost through leaking fittings.

What Decides Repair or Replace

The price depends on which tap you have, which part has worn, whether the seat or body has damage, and whether the fixture can be isolated on its own. How many taps we do in one visit counts as well.

The figure arrives as a fixed quote after we've looked at the tap, so nothing gets added once the work starts.

Repair stops being the answer in three cases:

  • the tap body is cracked or heavily corroded;
  • the valve seat is damaged and cannot be resealed;
  • the drip carries on after new washers or cartridges have gone in.

Each of those points to a new fitting, and our tap replacement page covers choosing one. A running cistern is a different fault with the same urgency, and toilet repairs deals with it.

Tap Washers, Cartridges and the Licence Line

Queensland law leaves exactly one tap job outside licensing. The QBCC lists replacing a washer and its jumper valve as unregulated work, open to anyone with the right knowledge and skill, provided the finished work meets the standards. Everything else on this page belongs to a licensed plumber.

Other tap repairs, including a cartridge or spindle renewal, count as minor work that a QBCC licensee must carry out, without a permit or a compliance form. Fitting a whole new tap is licensed work as well; the QBCC's own guide uses it as an example of what an owner cannot do without a licence.

Rentals follow a separate track. A dripping tap is not on the Act's emergency list, so it counts as a routine repair: the tenant reports it, and the owner or manager must fix it within a reasonable time. If nothing happens, a Notice to remedy breach, Form 11, starts a clock of seven days minimum for the owner or manager to act.

Two Building Waves, Two Kinds of Tap

Eatons Hill went up in two waves, and the taps still match their era. The eastern hill estates date from the early 1970s, so plenty of those homes still run washer taps with decades of seat wear behind them. The late-1990s spread west onto acreage brought mixers, and those cartridges are now old enough to grind and seep.

New stock barely dilutes the age: area-level building approvals recorded just five dwellings for 2021-22. Almost every tap in the suburb has years of use on it.

Tap Repair Questions We Hear Most

Call (07) 3523 7121

How do I stop my tap from dripping?

Call a licensed plumber, because only one small job sits outside licensing in Queensland. A washer tap seals on a rubber washer, and a mixer seals on a ceramic cartridge. The QBCC leaves just the washer and its jumper valve as work an owner may do; everything else needs a licence.

Why is my tap still dripping when it's turned off?

The part that closes the water has worn through. On a washer tap that means the washer or the brass seat it presses against; on a mixer, the cartridge. Eatons Hill's older hill estates carry plenty of worn seats, and a damaged seat drips even after a new washer goes in.

What makes a mixer tap leak around the base?

Usually the O-rings, the small rubber rings sealing the joints inside the tap. A connection under the bench coming loose shows up the same way, as does a body cracked by corrosion. Water pooling at the base while the tap runs points to one of those three.

Why does my mixer tap feel stiff to turn?

Grit or wear in the cartridge, usually. The handle binds because the discs or the spindle grind instead of sliding. The fix is a new cartridge, and it has to match the make and model of your tap, since fittings vary between them.

Is it worth fixing an old tap in Eatons Hill?

Yes, when the body is in good condition and only an internal part has worn. A cracked or badly corroded body, or a leak that persists once new parts are in, means a replacement tap is the better spend. We tell you which way it leans after inspecting it.
